And somehow, prospects still vanish between “I’m interested” and “I booked a tour.”
It’s not a demand problem. It’s not a marketing problem. It’s an execution problem.
So you add AI. Calls get answered, chats get replies, coverage looks pretty good. Problem solved, right?
Not even close!
Why? Because most AI leasing assistants don’t actually help. They just respond.
I asked four different AI leasing assistants the same three questions. Questions real prospects ask when they’re deciding whether a property even works for their life:
Three assistants failed. One didn’t.
Bot #1: “Parking options may vary by availability. Would you like to schedule a tour?”
That’s not helpful??
Bot #2: “Thanks for reaching out! For detailed questions, please contact our leasing office or select an option below.”
I'm hanging up the phone.
Bot #3: “Let me connect you with a team member who can help with ADA and parking details.”
*Thumbs down*
All three responses share the same flaw: They prioritize coverage over clarity. They technically responded but they didn’t actually help.
Parking
“We offer both covered and uncovered parking. Uncovered spots are $40/month, and covered spots are $85/month when available. You can lease more than one space, and we do have a designated bike parking area on-site. Would you want covered parking for both vehicles or just one?”
ADA Accessibility
“Yes, our community is ADA compliant. We have ramp access at all main building entrances, accessible paths throughout the property, and ADA-friendly units available depending on current availability. If you’re using a wheelchair, I can check which layouts would work best.”
Short-Term Rentals (STRs)
“We don’t allow short-term rentals or listings on platforms like Airbnb. All leases are for long-term residency only, in line with our community policies.”
She didn’t force a tour or dump a menu. She kept the conversation moving naturally, based on what I actually cared about. Not “Would you like to schedule a tour?” But thoughtful follow-ups that matched the intent behind my questions. That’s the difference.
One multifamily client summed it up perfectly after testing another AI: “I broke it in 30 seconds. That’s a bot. That’s not AI.”
Prospects can tell immediately. If the assistant can’t answer basic, decision-blocking questions, trust evaporates. And when trust disappears, prospects bounce to the next property that feels easier.
You can answer 100% of messages and still lose the lease. Coverage without quality still fails.
Most AI in multifamily is built to solve the wrong problem. It solves for:
But the real problem isn’t unanswered messages. The real problem is unanswered questions. Prospects need clarity to decide:
If AI can’t handle that, it’s not helping, it’s just a headache.
Vivian isn’t trying to replace your team. She’s removing the repetitive, high-stakes questions that stall leasing. She:
And most importantly, she doesn’t feel like AI.
People don’t want AI. They want answers. They want to know if a property fits their needs before they invest time, energy, or hope.
Most AI assistants talk. Vivian helps. And that’s the difference between software that checks a box and software that actually closes leases.
